This project had very little street presence because it was enclosed on two sides by a 17-foot high retaining wall and an existing townhouse development on the third side. A large, mature oak tree at the center of the site dictated the solution of a courtyard plan that flanked the open space with two building masses. The landscaped courtyard provided the interior units with views and social energy normally reserved for units located on the street front. The unit mix combines two-story townhomes with penthouse flats above. The towns have 10-foot ceilings with an open staircase to the bedroom suite above, while the penthouses have with gracious balconies and vaulted ceilings.
