The programmatic task was to create as simple and affordable units as possible, on the 1.8 acre in-fill site. The efficient row house layout incorporated 30 units between 1,050sf and 1,400sf, or about 16.6 units per acre. The site is located behind the street-front development on a major traffic corridor. Therefore, all the units are accessed internally from surface parking and orient into private courtyards behind each dwelling. There is a mixture of two-story and three-story pods to insure diversity of massing as well as product size and price. The plans are open to maximize the feel of rather modest square footage. The exteriors of the buildings are all wood siding and trim, detailed and colored to offer an alternative to the more traditional offerings that dominate the marketplace. The unique aesthetic, afforadable pricing, and in-fill location resulted in a quick sellout of these condominiums.
