Strawn Master Plan Charlotte, NC
The Charlotte Housing Authority commissioned Axiom Architecture to master plan a 17-acre, urban site previously under-zoned and under-utilized. After an intense 3-day charette involving Urban Land Institute, Charlotte Housing Authority and Axiom Architecture in 2008, the efforts were taken to another level in 2009. Axiom Architecture and Charlotte Housing Authority met with multiple property owners, neighbors and stake holders to further realize the ultimate needs and aspirations of this wonderful, in-town site. The property houses a 170 unit high-rise, which Axiom Architecture is currently designing as a full rehabilitation project. It also holds 123 other residents on the site within several 1-story quad and duplex stand alone structures. The previous MF-22 zoning was much less dense than Charlotte Housing Authority, the City of Charlotte and many neighbors felt it should be. Axiom Architecture collected information, conducted meetings and created conceptual plan ideas over several months leading up to a successful re-zoning in September 2010. The final plans and entitlements changed the lesser MF-22 zoning to a more dense and intense TOD-O designation. The site sits within 1/4 mile from two light rail transit stops and provides very convenient connectivity and access to services and Uptown Charlotte. The final plan also suggests parceling the 17-acre site into 10 different sites manageable for realistic development. The end product envisions approximately 1,000 residential, multi-family units (with roughly 320 units to remain public housing) and more than 100,000 square feet of retail and office space along specific edges and parcel corners.
