Camden is managing to fit quality townhomes on an awkward piece of land near Uptown

One of my favorite type of projects right now are infill townhome projects. Projects in South End like Helix, Lumina and Central Living at Carson are fantastic uses of small or odd land and I love that they continue to popup in the area.

Enter: Camden. Last year the city sold the plot of land in between Camden Grandview and I-277 for $4.1 million and now Camden has acquired the land and plans to develop rental townhomes.

The land is incredibly awkward and I give major props to Camden for integrating a residential project in with their existing apartment building (all the while making sure they maintain their views at Camden Grandview).

Camden is doing something a bit different here than the other townhome communities. Apart from being on awkward land, these are going to be for rent. No word on pricing yet though.

The project will consist of 28 well-designed townhomes ranging from one to three bedrooms. There are around five different floor plans and each one will be four floors with a two car garage and their own unique set of features. I spoke with Will Smith (not the actor, but that would be cool) who is the development manager at Camden and he told me about some of the cooler features.

One of the floor plans will have a top floor entertainment focused space complete with a dumbwaiter directly to the kitchen. I particularly enjoy this one. Need some ice in the entertainment area, send it up to a friend from the kitchen, so cool. Others will have an elevator and terrace space.

Don’t be concerned over the 277 and South Boulevard noise as I have been assured there will be heavy soundproofing incorporated into each townhome. The 28 townhome owners will also have access to Camden Grandview’s amenities.

There will also be 1,700 square feet of public plaza space connecting the rail trail/Carson station to this project.
Look for construction to start this fall and wrap up early 2018 (16 month construction schedule).

South Boulevard improvement notes: The existing left turn lane off 277 will be converted into a left turn AND straight lane. There will also be a new left hand turn lane heading into the development (going north on South Blvd).
