For the first time since 2005, the Wilmington, NC Housing Authority (WHA) is building a new multi-family public housing development. On July 17, WHA CEO Katrina Redmon and city leaders broke ground on Dawson Lofts, a future 24-unit, three-story community in the heart of Wilmington. With the help of development partners Harold K. Jordan & Company, Axiom Architecture, and McKim & Creed, WHA is adding desperately needed affordable housing units to the Port City.

Kaplan Residential to develop Belmont Apartment Project

Why multifamily firm with local presence went farther from Charlotte for latest development.

Kaplan Residential, in a joint venture with Charlotte-based Catalyst Capital Partners, last week won zoning approval from the city of Belmont to build 325 apartments on a 39-acre parcel at 6900 Wilkinson Blvd., about a mile from downtown Belmont. The project is the latest for Kaplan Residential, which keeps offices in Florida and Atlanta.

David Furman calls on industry to continue building ‘a great city’ at Heavy Hitters awards event

Thursday night revealed a lot of winners — and a lot of ties — at the Charlotte Business Journal‘s fifth annual event honoring commercial real estate projects completed over the past year in the Charlotte region.

Twenty-five regional real estate developments across eight categories — ranging from corporate office buildings to amenity-rich multifamily communities to nonprofit and civic projects — substantially completed between July 1, 2017 to June 30, 2018, were honored at The Westin Charlotte in uptown.

Among the winners was 2018 Pillar Award recipient David Furman, whose architecture and development has helped transform the urban landscape of center city Charlotte for more than three decades.

Furman has been a pioneer and leader in creative, cool and funky real estate projects — primarily in the residential space but more recently in commercial and mixed-use deals in South End and uptown — as well as a civic leader. He serves on the board of Charlotte Center City Partners as a driving force behind Rail Trail projects and doing pro-bono design work for local nonprofits like the Crisis Assistance Ministry, the Urban Ministry Center and the Men’s Shelter of Charlotte.

Massive 8-story mixed-use development coming to the corner of S. Tryon and West Boulevard

Common Square, an 8-story mixed-use development from Beacon Partners, is coming to the corner of S. Tryon Street and West Boulevard.

The site is bounded by West Boulevard, Tryon, Hawkins and the future Wilmore Park. It’s is the current site of Sauceman’s but don’t panic; the barbecue restaurant is relocating to a bigger space.

Beacon Partners to redevelop key intersection near South End

The intersection of South Tryon Street and West Boulevard in Wilmore, and the current home of Sauceman’s, will soon be redeveloped with a mixed-use project.

Charlotte developer Beacon Partners said early Wednesday that it will develop an eight-story, 130,000-square-foot office building with 10,000 square feet of retail on the first floor in addition to multifamily units, potentially a boutique hotel and a large outdoor plaza connecting West Boulevard to the future Wilmore Centennial Park.

LMC’s apartment division to build first SC complex in Charleston

 

One of the nation’s largest home builders is planning a huge new apartment development on Charleston’s upper peninsula, its first in South Carolina.

Miami-based Lennar’s LMC apartment division recently bought 2.82 acres at 1304, 1312 and 1330 Meeting St. from the owners of Charleston’s Marine

and Rigging for nearly $10.5 million, according to Charleston County land records.

The developer plans to build 303 units in an eight-story structure, said Jeff Harris, division president of Charlotte-based LMC.

The building will include two ground floors of retail and commercial space with public courtyards. Higher tiers of the structure will offer private courtyards for residents, Harris said. The parking deck is three levels. The building’s design provides some apartment units from the ground up while others are above parking and commercial space.

The project does not have a name yet.

“We still have some branding exercises to do,” Harris said.

The tract, just north of Santi’s Restaurante Mexicano, sits where Morrison Drive meets Meeting Street Road. The hardware business, owned by brother and sister Skip Sawin and Jessica Sage, moved to Truxtun Avenue on the former Charleston naval base in North Charleston earlier this year.

Sawin sold a 1.64-acre tract for $6.1 million while his sister sold two smaller adjoining parcels totalling 1.18 acres for $4.394 million. Combined, that comes out to about $3.7 million an acre.

Construction could begin as early as next summer, Harris said.

LMC operates in 51 communities in 17 states, according to its website.

The proposed development is one of many others marching up the peninsula, along King, Meeting, Huger and Brigade streets and other areas north and south of the Ravenel Bridge ramps.

Name set for high-profile South End project as it moves toward completion

 

 

LMC’s mixed-use apartment community will be known as Bradham at New Bern Station.

That moniker is a nod to the 5.2-acre site’s history. It once housed the first Pepsi bottling franchise — and New Bern resident Caleb Bradham created Pepsi-Cola.

“We kept coming back to the historical significance,” says Jeff Harris, division president of the Carolinas for LMC.

LMC, the multifamily arm of national homebuilder Lennar (NYSE: LEN), is developing that project.

It purchased two parcels for nearly $18 million in 2016. Harris declined to share total cost for the project, instead saying that it was a significant investment.

The 432-apartment complex will feature a mix of studio, one-bedroom and two-bedroom units.

 It is slated to open in early 2019.

“Things always come up, but we’re highly confident we’ll have our first tenants in early February,” Harris says.

It also will have 25,500-square feet of street-level retail space, which will open on a rolling basis.

In total, plans call for 15,000 square feet to be dedicated to restaurants, and another 10,000 square feet to be focused on retail.

“We look for a number of things our residents will perceive as beneficial and make them want to live there,” he says.

To date, restaurateur Rob Duckworth has announced plans for a restaurant there. A new concept from the ownership of Inizio Pizza Napoletana is also planned.
