The lim­it­ed size of the site dic­tat­ed a ver­ti­cal solu­tion to the pro­gram require­ments. The low­er retail arcade was set back from the main side, Trade Street, to cre­ate a pedes­tri­an plaza anchored by a 21-foot stain­less steel and gran­ite sculp­ture. A six-sto­ry glass box perch­es above the arcade con­tain­ing office and con­do­mini­um space. After a recessed floor sep­a­rates the build­ing mass­es, a tall glass wall curves back slight­ly, bend­ing toward the dra­mat­ic sky­line views. This sweep­ing façade is punched with res­i­den­tial bal­conies and capped with an expan­sive 28th floor pent­house and pro­ject­ing roof. The tallest part of the tow­er fur­ther engages the street to anchor a ground lev­el retail cor­ner. The south side steps down to the pool ter­race posi­tioned over a sev­en-lev­el park­ing garage.

The res­i­den­tial units have mas­sive floor to ceil­ing win­dows pro­vid­ing views of an urban park, base­ball sta­di­um, dis­tant moun­tains and sun­sets. The unique, mod­ern and open floor plans are designed for a young demo­graph­ic that is active­ly reclaim­ing the Amer­i­can city.
